New Bus Station in Třebíč
Architecture and Urbanism
Annotation
The proposed design addresses the transformation of the area of the existing bus station in Třebíč and its immediate surroundings. The site is characterized by a pronounced geomorphology, sloping in a northsouth direction, with the bus station itself located in a terrain depression. From the north, the area is clearly defined by surrounding buildings, while the southern and western edges are shaped by a steep change in elevation and a rocky massif. The current condition of the site shows a low quality of public space, which is predominantly subordinated to traffic and burdened by an excessive proportion of paved, impermeable surfaces.
The urban design concept is based on an analysis of the historical development of the area and draws inspiration from the original urban structure prior to the demolition carried out in the 1980s. The newly proposed development respects the scale and number of storeys of the surrounding buildings, thereby reintroducing a fine-grained urban structure and a human scale to the area. The entire site is divided into four functional zones: a residential block on Komenského Square, new development along Vítězslav Nezval Street, infill development within an existing block, and the bus terminal area itself.
Residential block on Komenského Square:
A residential complex responding to the steep terrain slope and clearly defining the space of the square. A key intervention is the restoration of the main communication route to its original historical alignment, which re-establishes an important visual axis towards the Basilica of St. Procopius. The block includes an active ground floor in its northern part and two levels of parking (public P+R on the second basement level and residential parking on the first basement level), which efficiently utilize the sloping terrain without the need for space-consuming ramps.
Development along Nezvalova Street:
Three-storey buildings with active ground floors on both sides, following the original street frontage. The street is widened in favour of pedestrians and conceived as a two-way street with a reduced speed limit of 30 km/h, divided by a green strip with an avenue of trees and defined by corten steel bollards.
Infill development within the existing block:
At the location of the current gap in the urban fabric, new development is proposed that follows the height of adjacent buildings (cornice lines and roof ridges) and completes the existing urban structure.
Terminal area:
The bus station itself, including a modern terminal building and a representative forecourt.
The landscape concept aims to revitalize the city centre and strengthen its connection to the surrounding natural environment. Vegetation on the roof of the bus platforms functions as a green bridge, visually and functionally linking the rocky massif to the west with Tyršovy Sady Park to the south. A significant element of the proposal is the revitalization of the Stařečský Stream, a section of which is brought out of the culvert and reopened to the surface between the station building and Komenského Square. The volume of water introduced into the new channel is regulated, and at the point where the stream is divided, a lower flow rate is considered than at the point where it reconnects to the underground section. This measure prevents excessive water accumulation and drainage velocity issues during periods of heavy rainfall.
Regulation and development principles:
Apart from the bus terminal area itself, the proposed development is elaborated at the level of an urban study with defined regulatory principles. These regulations establish, for example, building lines, building heights and dominant elements, roof typologies, as well as recommendations or requirements for active ground floors in key locations.
