Revitalization of the Western tip of Letná

A key element of the design is the transformation of the site—today occupied by Sparta Prague’s capacity-inadequate Epet Arena—into a fully fledged urban quarter. This creates an opportunity to replace the extensive, under-utilized sports grounds with a high-quality urban fabric that emphasizes public space, affordable housing, and community facilities. The resulting parcelization combines a heavy, closed building block where it is necessary to define an edge with more open development where breathing room is needed. This balance allows for a natural integration with the surrounding context while simultaneously creating spaces of varied atmosphere and use.
