Annotation
The proposed building is located in the cadastral area of Prague - Holešovice in the block between U Průhonu and U Měšťanského pivovaru streets, where it closes the current block of apartment buildings and thus solves the blind facades. The building is set between the current development of historical halls and apartment buildings. The project includes the removal of one and two-story buildings in order to create a new apartment building. The building is divided into three SOs, which are dilated. The total floor plan size of the building is 77.5 x 16 meters. The building consists of three volumes. The middle part is designed as a gallery apartment building from the 3rd floor to the 6th floor with a total of 20 residential units with 2+kk and 1+kk layouts. In the gallery part, on the 1st floor and 2nd floor, there are duplex rental spaces. Under the gallery building there is a two-story garage with a total of 90 parking spaces. In the southern part there is a 14-storey tower, which has a total of 25 apartment units 2+kk, 3+kk and 4+kk. The tower houses CHÚC C with positive ventilation, which also serves the gallery area. Storage cubicles for apartments are located on the 2nd floor. The 1st floor houses the garage entrance, café, pram room and waste room. The entire facade of the building is made of exposed coloured concrete (RAL 7038). This concrete also appears on all reinforced concrete walls in the interior. Plumbing elements, windows and doors are matched to the same RAL shade (RAL 7035). White lime-cement plasters are used on the interior partitions. The floor in public areas is made of cast polished concrete. Laminate flooring is designed in the apartment units and the bathrooms are tiled with white tiles. In warehouses, technical rooms and similar utility rooms, only concrete screed is left. In retail, the floor structure is designed only for concrete screed and 15 mm is omitted for the tread layer, which each tenant chooses. In the rooms and other rooms, a SDK suspended ceiling with white paint is used. The staircase in CHÚC is made of exposed colored concrete, as is the facade of the building.
