The area is situated in close proximity to the city center and the main railway station, which represents one of its key advantages. Another advantage is the natural element in the form of the Dobrovodský stream, which, after revitalization, can serve as a landscape axis of public space. The railway siding corridor, along which a cycle path is planned, also has urban planning potential. The three underpasses under the railway line are key - two of them significantly connect the area with the center. The third underpass, currently intended for automobile traffic, is designed to be a passage for pedestrians and cyclists. This new axis would connect with the path along the siding, creating a seamless link between the northern and southern parts of the area.
